Market analysis of neighboring islands (Bali and Lombok) shows that early investors earned over 30% annually on their investments. We expect Sumbawa to follow at least the same trajectory. The reasons behind these projections are explained in the following sections of the website
Construction of your own villa
Priceless
A great option for those who have always dreamed of owning a villa by the ocean—surfing, white-sand beaches, and endless summer year-round
Building on Sumbawa is far more cost-effective than on Bali. You still get all of Bali’s advantages, while avoiding its downsides—high rental prices, constant traffic jams, and crowded beaches
Construction and rental of property

This option is perfect both for developers and for those who want to open their own business on a paradise island

If needed, we also have extensive experience in construction and project management. In fact, we currently have two projects under development on Sumbawa.

Land prices are below market value
Where do such numbers come from?
It’s simple: our land prices are 25–30% below the market. This is possible thanks to direct deals with landowners and minimal mark-ups

Stages of land acquisition

Company setup (optional)

A land plot can be registered in your name as a private individual, but we can also assist with setting up a company and opening a corporate bank account in a local bank.

Establishing a company gives you the opportunity to obtain a KITAS (similar to a local residence permit) for 2 years. After that, the KITAS can be extended for another 2 years and then for 5 years.
Preliminary sale and purchase agreement (PPJB)
At this stage, the agreement is signed with the notary and the deposit is made.

IMPORTANT
The notary ensures the safety and transparency of the transaction.
Issuance of a new land certificate and change of land status
The third major step is changing the land status to HGB, often referred to as “freehold” for foreign owners. This stage is available if you set up a company in the first step.

If you prefer to register the land under your personal name, the process is slightly different. Our manager will explain the details.
Final sale and purchase agreement (Jual Beli)
The final stage includes paying the applicable taxes and transferring the land to your company or to you as a private individual.

IMPORTANT
With us, you pay for the land in stages, and the full amount is transferred only at the moment the land is officially registered under your name.
